Reference table
SEAI grant amounts 2026
Every SEAI wall insulation grant by home type in one table, the higher cavity rate, the second wall measure, and the 2026 changes by date.
Figures checked against seai.ie on 28 October 2026. How we check
SEAI's wall insulation grants are fixed amounts by home type. Cavity: €700 to €1,800. Internal (dry lining): €1,500 to €4,500. External (the wrap): €3,000 to €8,000.
The higher cavity rate, for qualifying welfare recipients and homes in an active HAP tenancy or RAS arrangement, is €900 to €2,300. All figures checked against seai.ie on 28 October 2026.
Wall insulation grants by home type
| Home type | Cavity wall | Cavity, higher rate | Internal (dry lining) | External (the wrap) |
|---|---|---|---|---|
| Detached house | €1,800 | €2,300 | €4,500 | €8,000 |
| Semi-D or end of terrace | €1,300 | €1,700 | €3,500 | €6,000 |
| Mid-terrace | €850 | €1,100 | €2,000 | €3,500 |
| Apartment | €700 | €900 | €1,500 | €3,000 |
Higher rate: homeowners on a qualifying welfare payment, and homes in an active HAP tenancy or RAS arrangement. SEAI may ask for evidence. Also listed by Citizens Information.
The second wall measure
A home that already had an SEAI wall insulation grant can apply for one more wall measure. Which one depends on the first.
| Your first wall grant was for | You can now apply for |
|---|---|
| Cavity wall insulation | Internal insulation (dry lining) or external insulation (the wrap) |
| Internal insulation (dry lining) | External insulation (the wrap) only |
| External insulation (the wrap) | No second wall measure |

What changed in 2026
Dated changes to SEAI home energy grants this year, each linked to where we confirmed it.
Windows and doors grant announced
Work ordered or started since the government announcement on 27 January may qualify for the new windows and doors grant, if it meets the scheme rules and uses a registered contractor (seai.ie windows and doors page).
Cavity wall grants increased
SEAI raised the cavity wall insulation grant amounts. Open applications got the higher amount automatically (seai.ie wall insulation page).
Higher cavity rate for welfare recipients. Windows and doors applications open
A higher fixed cavity wall grant started for homeowners on qualifying welfare payments (seai.ie wall insulation page). Applications for the new windows and doors grant opened the same day (seai.ie windows and doors page).
Better Energy Homes expanded

Second wall insulation measure
SEAI now lets a home that had a wall insulation grant apply for a second wall measure (seai.ie; also in SEAI's sponsored piece in The Irish Times, 8 October 2026). We couldn't confirm the start date at source, so we don't give one.
How to read these figures
- Fixed amounts. The grant doesn't rise with a bigger quote. A semi-D gets €1,300 for cavity insulation whatever the contractor charges.
- Paid after the work if you apply yourself, or taken off the price up front by a One Stop Shop.
- Approval first. SEAI must approve the grant before work starts.
- Whole-surface solution. All external walls must be fully insulated. Partial insulation isn't eligible.
- Homes built and occupied before 31 December 2010, with an MPRN, using an SEAI-registered contractor.
What this table doesn't cover
Attic insulation, heat pumps, solar and heating controls have their own SEAI grants on seai.ie. For windows and doors, our sister site windowgrants.ie keeps the same kind of table.

- Every amount was read on SEAI's own wall insulation page and checked on 28 October 2026. Older SEAI PDFs still show pre-2026 amounts, so we don't use them.
- The 6 October 2026 changes are from Citizens Information's Better Energy Homes page, edited 22 October 2026.
- Dates in the timeline are the dates SEAI or Citizens Information give. Where we couldn't confirm a date, we say so.
