Compare wall insulation grants

Three SEAI wall grants, from €700 to €8,000. Which walls each one suits, what changes in the house, and how they follow each other.

Figures checked against seai.ie on 28 October 2026. How we check

Cavity wall insulation is the smallest wall job and gets the smallest grant. It only works on a cavity wall with an empty cavity.

Walls that can't be filled take internal insulation (dry lining) or external insulation (the wrap). Those grants are bigger because the jobs are bigger: €3,500 and €6,000 for a semi-D, against €1,300 for cavity (seai.ie, checked 28 October 2026).

When each one applies

Cavity wall insulation

For a wall built as two leaves with a gap between them, where the gap is empty or only partly filled and the wall is in good repair. Usually a day's work for a house, done from outside. Start with is my house suitable?

Internal insulation (dry lining)

Insulated boards fixed to the inside of the outside walls. It suits solid walls, and homes where the outside has to stay as it is. Rooms lose a little space, and fittings on those walls, such as radiators, sockets and skirting, come off and go back on.

External insulation (the wrap)

Insulation fixed to the outside of the walls and finished with render. It suits solid walls, keeps room sizes, and changes how the house looks. For the wrap in detail, our sister site housewrap.ie covers the external wall insulation grant and the work.

How the second measure orders them

SEAI allows one more wall measure after a first wall grant. After cavity, you can add internal or external. After internal, external only. After external, nothing further. So a home that starts with a cavity fill keeps both later options open.

Which one for your house

  1. Find out what your walls are.Cavity, solid or timber frame. A survey settles it. Timber frame walls aren't filled.
  2. A cavity wall with an empty cavity.Cavity insulation is the job. €1,300 for a semi-D. Check your exact grant with the grant check.
  3. A solid wall, or a cavity already filled.Internal or external insulation. External keeps room sizes. Internal keeps the outside as it is.
  4. Had a wall grant before. The second wall measure decides what you can claim next.

All three need the same basics: a home built and occupied before 31 December 2010, an MPRN, an SEAI-registered contractor, approval before work starts, and all external walls fully insulated.

Questions people ask

Which wall insulation grant is biggest?

External insulation: €8,000 for a detached house and €6,000 for a semi-D. It is also the biggest job.

Can I get cavity and external wall grants?

Yes, in that order. After a cavity wall grant, SEAI's second wall measure lets you apply for internal or external insulation.

Is internal or external insulation better for a solid wall?

Both are grant-aided. External keeps your room sizes and changes the look of the house. Internal keeps the outside as it is and takes a little space from each room.

Do I need planning permission for wall insulation?

Not for internal or cavity insulation, SEAI says. SEAI's page doesn't say the same for external insulation, so ask your council if the look of the house will change.
